He said when you're looking for a new home ask to see the basement. Take a look at the water heater. New ones clearly state the manufacturing date, but many old ones don't. Find the serial number to find out when it was made. The first four numbers show when it was made, For example, 0798 means July 1998. The average water tank lasts about 12 years, said Larto. Next step is examining the water main. Larto suggests to take a pocket knife and scratch at the surface. If copper shows up that is good. Larto said, "If you start scratching and see silver, it's either lead or galvanized." Silver is bad, but common in older homes. Replacing it will cost about $2,000. Next, find the gas main. Older homes have steal pipes. You want to look for a newer fitting that prevent leaks, said Larto. If you have to update the gas main, it'll cost about $1,500. Federal Pacific breaker panel boxes are found in homes built between 1950 and 1980. The state fire marshal recommends you replace them. A new box will cost around $1,500. Larto said the furnace is important to check as well. "Having a furnace that's not burning clearly is gonna waste gas and increase heating bills," he said. The flames should be blue or you will surely shell out green. The attic is an important part of the home inspection. You need to be on the lookout for leak marks. Staining on a chimney means your roof is leaking. A professional like Larto can tell you how new the leak is and whether or not a new roof will be needed. Keep in mind a new roof will cost anywhere between $5,000 and $15,000. The underside of your roof should be the same temperature as the outside. Insulation shouldn't line the ceiling of your attic, and it should be in the floor protecting your living space. Even though a home inspection will cost between $300 and $500, it's worth it if you find something that may cost thousands to fix in the long run.
